Designing for Inclusion: NDIS Home Modifications for People with Disabilities

The National Disability Insurance Scheme (NDIS) recognises the importance of inclusive living spaces and provides support for home modifications tailored to the specific needs of participants. Home modifications are custom-built changes to the participant’s home designed to help them access and use various areas within it. This will enable the participants to navigate their home
environment with ease and live independently.

NDIS-funded home modifications can range from minor to complex. Minor home modifications (MHM) are usually alterations that don’t affect the house’s structural integrity and cost no more than $20,000. These alterations can be divided into two groups: Category A and B. Modifications in Category A are less than $10,000, while those in Category B range from $10,000 to $20,000. Complex home modifications (CHM) involve more extensive changes that may affect multiple areas of your home. For Category B minor home modifications and complex home modifications, an experienced and qualified home modification assessor is required to assess the participant’s needs and to ensure that the modifications meet their goals and future requirements. The NDIS require two detailed quotes for complex home modifications from qualified builders, ensuring competitive and cost-effective pricing. If the participant’s NDIS plan has plan management support included in it, it will expand their choice as they can accept quotes from builders who are registered as well as not NDIS-registered. This is especially helpful for participants in remote areas where the availability of the builders is less which makes it difficult to get more than one quote.
